Due to fire regulations, the building requires two different fire escapes which act as a core for the vertical circulation. In that regard balancing a floor plate that provides for a sustainable office area was one of the main challenges to overcome. Three different design alternatives were developed to connect the four lower basement floors with the rooftop and the four office floors. Selected design alternative was able to provide a flexible office environment with the maximum working area, with a visual connection through all four facades. Organization of the two fire escapes and service areas in the building allowed for a wider scope of areas including improved storage and shelter areas alongside a parking area with a capacity of thirty-nine vehicles. Parking floors are accessed with a vehicle elevator due to the limited land area on the ground floor.
